We specialize in providing commercial real estate valuation software to
assist commercial real estate professionals in gathering and organizing
data into a real estate database; analyzing income, comparable sales, and
building costs; and finally assembling the results into clear and consise
reports, one or more narrative sections, or full narrative appraisals that
follow USPAP guidelines.
Our Investment Analyst software is used to comprehensively evaluate income
producing property. Our Narrative Complete product is a complete word processing
tool - one with with built-in capabilities that real estate professionals
need. A real estate database, income analysis capabilities and an Image
Processor are incorporated into Narrative Complete.
Commercial Complete is the COMPLETE software solution. The income analysis
power of Investment Analyst, the automated word processing power of Narrative
Complete, and the real estate database power of the Commercial Complete
database.
Input, Output, Reliability
In the end, screen design is what makes software easy to use. Report design
is what makes the product valuable to you. Intelligence that is built into
the software to lead you through the inputs, to check for calculation errors
and to prevent invalid assumptions is what makes software reliable. Easy

written in native Windows programming languages by skilled software engineers
can give you professional, easy to use input screens and presentation quality
reports. You might say that our products are "handmade." They
take longer to create, but the quality is apparent.
The fact is, we often take several months to design a single input screen
- not because the programming is difficult (although some of it is).

Our products are always positioned for the future. As the Windows
operating system changes, and as system hardware becomes faster, software
applications must be updated to maintain compatibility. We do this
regularly and have since 1987.

Reliable Income Analysis Software
Employing the income capitalization process, Investment Analyst has been used by real estate professionals for more than 20 years to analyze and value income producing real estate. Advanced mathematical techniques are applied that go well beyond the antiquated Band of Investment method. These techniques include the Discounted Cash Flow Method, the Mortgage Equity Technique and Net Present Value analysis. Investment Analyst calculates the value, based upon the equity yield requirements and projections of the analyst. Mortgage financing, closing costs, selling expenses, income growth and property appreciation are among the many factors considered. Holding periods can range between 1 and 60 years. Reports can be printed, pasted or saved to an Excel spreadsheet, PDF file, or RTF file. Reports can be merged into a word processing document. One new feature that has been recently added is the ability to automatically generate an entire Income Approach narrative almost instantly.
Investment Analyst is designed from scratch, using the latest programming
technology. Most of our competitors use "templates" based upon
the Excel spreadsheet program or a packaged database program. At $79.95,
they may be "better than nothing." But the truth is that they
are not up to the job.

The Narrative Complete standalone product has been discontinued. Narrative
Complete and its functionality are now incorporated into our Commercial
Complete product line.
You are not finished until the report is done or the proposal is sent to the client. Often, this is the most difficult task of all. Not only the writing, but the copying and pasting of the many support documents that you have prepared.
Whether you are an appraiser, an agent/broker, an assessor, or any other real estate professional, your product is real estate. The majority of your written output revolves around real estate. It makes sense to use a word processor that is designed around real estate. The big guys in word processing have fantastic products - if graphics or marketing or publishing is your business. But frankly, they do not help a lot when it comes to automating a real estate professional's work.
